Mortgage Servicing Fee Schedule

These fees are subject to change without notice and may vary from state to state based on applicable laws. The guiding principle is to charge only when there are material third party costs on our side like mailing documents or NSF fees.

Expedited Payoff Statement Fee

A fee asssessed to generate a payoff quote same day.

Escrow Waiver/Cancelation Fee

A fee assessed for an escrow waiver/escrow account removal

We do not charge this fee

NSF or Returned Check Fee

A fee assessed when a payment is rejected or returned due to nonsufficient funds in the originating bank account

Up to $20

Late Charge

A fee assessed for a payment received after the applicable grace period expiration

An amount is assessed in accordance with mortgage loan documents and/or typically up to 5% of monthly installment in accordance with state rules

Assumption, Transfer of Ownership, and/or Release of Liability

A fee assessed for processing and updating our records regarding the assumption of an existing mortgage loan and/or the release of liability of an existing homeowner

Up to $900, in addition to out-of-pocket and third-party expenses for processing the transaction

Partial Release, Easement, or Subordination Fee

A fee assessed for a partial lien release, easement, or subordination request

Up to $250; Varies by state

Recording Fee

A fee assessed when a loan is paid off to legally record the deed, mortgage and documents related to a loan

Up to $500; Varies by county, state, and document type

Lien Release Fee

A fee assessed to remove the lender’s lien from title when a homeowner pays off a loan

Up to $50; Varies by state

Appraisal or Broker Price Opinion (BPO) Fee

A fee assessed to determine the value of the property

Up to $1,200; Varies based on type of valuation (Exterior BPO, Interior BPO, or Appraisal)

Foreclosure Fees & Costs

A fee assessed due to filing foreclosure proceedings

Up to $6,000 typically; Varies based on actual fees allowed by applicable state law or court of jurisdiction

Property Inspection Fee

A fee assessed when Carrington Mortgage Services is required to determine the condition of the property

Up to $75; Varies by state and depending on inspection type

Property Preservation Fees & Costs

A fee assessed in relation to preservation, restoration and protection of the property

Up to $1,500 per item; Varies based on actual cost incurred

Recast Fee

A fee assessed to process a re-amortization upon a homeowner’s request
